Private Listed Flat, Edinburgh

A project making better use of space in the garden flat of a sub-divided house.

As with many sub-divisions of houses, the quality of secondary spaces created was poor, the kitchen had a low floor and high windows making it dark, there were two stairs down into the garden room taking space from the kitchen and the living room the garden room was uninviting and made little of its closeness to the garden itself. The family also needed a second bath or shower room.

Our answer raised the kitchen floor to make the room lighter and nearer the level of the living and dining room, we closed the kitchen’s access to both the stair and the hallway and opened a new door into the living dining room. Circulation improved as a result and the two blocked doorways provided, at one end of the kitchen a better place to install the boiler, and extra space for including in a shower room at the other.

The Garden room had large sliding folding doors installed in the end wall and became a multi-use room as well as a guest bed room.

The project was carried out at JGA.
